Rose Manor Policies

Frequently asked questions to help make your stay a great one!

Do all bedrooms have a private ensuite bathroom?
Yes! Every room that is for rent has a private ensuite bathroom. You do not need to share with anyone else.
What time is check-in and check-out?
Check-in is any time between 3-6pm. If you are delayed, please call to confirm time of arrival so we can be available to greet you. You can reach out to see if your room is ready early or if you want to drop anything off before continuing on with your day. Check-out is by 11am. The other option available is if you would like to leave your belongings with us after you check out, you can do so and collect later in the day.
Do you accommodate for any dietary restrictions?
Yes, we want to make sure every guest has the best experience while staying with us and that means making sure we offer a breakfast that you will enjoy. When you book your room, we will ask if you have any dietary restrictions we should know about.
How far in advance do I need to book?
The Rose Manor requires at least 24 hours’ notice for guest stay bookings. We may be able to accommodate short-notice reservations, but please call us first to confirm availability.
Can I come by for a tour?
The Rose Manor is a private venue and is not open to the public for tours or walk-ins. This is for both the privacy of our visiting guests and ourselves. Visits are by appointment only for those inquiring about hosting an event. Thank you for respecting our space!
Can I access other parts of the home besides my guestroom?
Absolutely! We want everyone to feel at home while staying with us. Each guest will have access to the kitchenette off the bedrooms to make a quick cup of coffee while getting ready for the day or you might want to put snacks or drinks in the fridge to keep cold. Guests will also have access to the living rooms, back deck and our favourite spot, the front porch!
Can I bring alcohol?
For sure! We do not have a license to sell alcohol to you but you are more than welcome to bring your own with you. You can store your alcohol in the fridge to keep cold as well.
Are pets allowed?
No, pets are not allowed. You might get to meet our family dog, Stella who is a Portuguese Water Dog when she visits us for the day.
Can I smoke?
There is no smoking anywhere inside our B&B. This includes any type of vapor pipes, electric cigarettes, tobacco or cannabis.
Where can I park?
We are situated on a very quiet street with street parking along one side of the road. As a corner lot, you can park directly in front of the home and walk up to the front porch (Frazer Street) or you can park on Maple Street on the other side of the road and walk across to the front porch. There is also a city parking lot directly across from our home that you can access behind the church. We just ask that you move your car to the street on Sundays so the church members can park there.
Can I bring my children?
We do not accept guests under the age of 12. We might be able to accommodate younger children if we do not have any other rooms booked for the evening(s) but please check with us first before booking.
What is the difference between a hotel and a bed and breakfast?
Hotels definitely serve their purpose – they offer a room to guests and a few communal amenities. The biggest difference between a hotel and our BnB, is that we want you to feel at home when you stay with us. We want you to experience something new, whether it’s having breakfast served on our front porch overlooking the Welland Canal or curling up on the couch with a book and a glass of wine or cycling the Welland Canal Parkway Trail with your bike. We offer cozy spots throughout our home for you to enjoy. We also live onsite so we are always available to answer any question you may have.
I’m a cyclist and will be checking out some of the trails while I stay with you. Can I store my bike somewhere safe?
We have a safe storage area for bikes that is indoors and easy to access when you are ready to take off for the day.
Why Welland?
Welland has so much to offer! We are so happy to call it our home and highlight all the great things Welland and our Bed and Breakfast has. We are located right on the Welland Canal across from the floating concert stage where live music happens every Friday evening during the summer months.

We are a short walk away from recreational water sport rentals where you can launch a canoe, kayak, paddle or pedal boat in the water. You can walk across the bridge and check out our local Farmer’s Market year round and pick up some yummy local produce or treats. We are also located in the middle of the Welland Canal Parkway Trail for cyclists to enjoy all season long.

We are a few minutes away from the International Flatwater Centre where water sports are hosted regularly and if water sports aren’t your thing, we are home to our 2,500 seat baseball stadium for the Welland Jackfish baseball team.

Welland has it all! We are a short drive to Niagara Falls, Niagara-on-the-Lake and the US border. You will be able to enjoy all that Welland offers by staying with us!

What happens if I need to cancel my stay?
We take a 50% non-refundable deposit upon booking. If you paid in full upon booking, we will refund 50% of your payment, less credit card processing fees if applicable.
What happens if I damage or break something at the B&B?
We love hosting guests in our home and we understand when accidents happen but when it comes to extraordinary cleaning of stains on our bedding, furniture, towels, carpets or robes, we will need to charge for it. If we are not able to remove stains left behind, we reserve the right to charge a minimum of $150 CAD for replacement of the damaged piece.
